Despite the misconceptions, foreigners can own land in Mexico.

These misconceptions derive from the fact that a non-Mexican citizen acquiring land that is within 30 miles of the Mexican coast must use a trust known as a Fideicomiso. Similar to a trust used in estate planning in the U.S., a Fideicomiso is a trust that provides all of the rights of ownership, including the passing of those rights on to children and loved ones. This structure was specifically designed to promote the sale of real estate to foreign investors.
